When you’re preparing to sell your house, it’s important to present it in the best possible light. You don’t necessarily need a major overhaul to make a great first impression. A few thoughtful changes can help buyers see the potential and envision themselves living there. 

Home staging assists in setting that stage. From clearing the clutter to adding welcoming touches, these simple strategies can make a big impact without requiring a big investment.


START WITH A DEEP CLEAN
A clean home immediately feels more cared for. Before listing photos or showings, give your home a thorough cleaning from top to bottom. Pay special attention to kitchens and bathrooms, where dirt and grime are especially noticeable.

Wash windows, dust light fixtures and ceiling fans, clean baseboards and carpet, and give solid floors a good scrub. Don’t forget those easy-to-miss areas like inside appliances and closets. If possible, consider hiring a professional cleaning service for a fresh-from-the-showroom feeling.

CLEAR THE CLUTTER
One of the simplest staging tricks is also one of the most effective: less is more. Countertops, tables, and shelves should have enough open space to make rooms feel larger and more functional. Pack away excess decor, toys, paperwork, and everyday items. Take a similar approach to closets and cabinets. Buyers will likely peek inside, so an organized storage area can help demonstrate how much space the home has to offer. As an added bonus, packing up unnecessary belongings now means you’ll have less to move later.

DEPERSONALIZE THE SPACE
Your home may be filled with fond memories, but buyers need to imagine creating their own. Consider putting away highly personal items such as family photographs and distinctive decor. You don’t have to strip your home of all personality. Instead, aim for a neutral backdrop that allows the home’s features to take center stage.

REARRANGE THE FURNITURE
New furniture isn’t a prerequisite for a fresh look. Sometimes, simply changing the layout can make a surprising difference. Arrange furniture to create clear pathways and make rooms feel open and practical. Avoid pushing every piece against the wall just because it seems like the best way to maximize floor space. In some rooms, bringing furniture together can create a more inviting conversation area. If a room feels cramped, consider removing a piece or two rather than trying to jam everything in.

LET THERE BE LIGHT
Bright spaces tend to feel more welcoming, so make the most of your home’s natural and artificial light. Open curtains and blinds before showings, clean windows, and remove anything blocking natural light. Add lamps where rooms feel dim, and replace outdated or burnt bulbs. Using bulbs with a consistent, warm appearance throughout the home can create a more cohesive atmosphere. And don’t forget to turn on the lights before buyers arrive!

GIVE THE ENTRYWAY SOME ATTENTION
Your foyer or entryway sets the tone for the rest of the home. Make sure the first thing buyers see is tidy, inviting, and easy to navigate. Remove excess shoes and coats, sweep the front porch, and add a seasonal wreath or a clean doormat. If your front door is looking tired, a fresh coat of paint or updated hardware can provide an easy refresh. Curb appeal is part of staging, too!

FOCUS ON KEY ROOMS
You don’t have to stage every room equally. Focus your attention on the spaces buyers tend to care about most, particularly the kitchen, living room, and primary bedroom.

In the kitchen, clear countertops and leave only a few attractive, intentional items on display. In the living room, arrange furniture to create a comfortable gathering space. In the bedroom, make the bed the focal point with fresh bedding and a few coordinated pillows. Minor changes can help these important spaces feel polished.

ADD A FEW FINISHING TOUCHES
Once the clutter is gone and everything is clean, some simple accents can make your home more enticing. Fresh flowers, a bowl of seasonal produce, neatly folded towels or simple, proportionate decor can add visual interest without overwhelming the space. The goal isn’t to make your home look like a sterile showroom. It’s to create a well-maintained, comfortable atmosphere that’s easy for buyers to envision as their own.

DON'T FORGET THE OUTDOORS
If you have a yard, patio, porch or deck, treat it as an extension of your living space. Mow the lawn, trim overgrown plants, sweep hard surfaces and remove toys or unnecessary outdoor items. Arrange patio furniture neatly and adorn the area with a few basic touches, such as clean cushions and potted plants, to show buyers how the space can be enjoyed.
